Send me your mandate.
I respond personally.
Tell me what you are looking to achieve. If I can serve it at the standard I hold, we talk — in English, Portuguese or Spanish. If I cannot, I will tell you honestly.
Asked before every mandate.
On most transactions my advisory is remunerated by the standard market commission — 2% on secondary purchases, developer-paid on off-plan. You receive the counsel; the structure carries the cost. Every fee is stated in writing before we begin. No surprises, ever.
Yes. With a UAE-notarised Power of Attorney, the entire transaction — viewing by video, MOU, NOC and DLD transfer — can be completed remotely. Many of my international clients complete their first purchase without a flight. I manage every step and you approve every milestone.
A property purchase of AED 2M or above qualifies you for a 10-year renewable UAE residency, including your spouse and children. The property must meet current eligibility rules, which I verify for every client before purchase — not after.
Portals show you what every buyer in the world can already see. My work is the inventory that never reaches them — off-market mandates, pre-launch allocations, direct owner relationships — plus the analysis, negotiation and transaction protection a listing page cannot provide.
Then I will tell you so, plainly, and point you toward whoever can serve you better. A mandate I cannot serve honestly is a mandate I do not accept. That policy has cost me commissions and earned me a career.
The Dubai Private
Market Brief.
Most people who contact me are twelve to eighteen months from a decision. That is not a problem — it is the right way to approach a purchase of this size. So I write a brief for exactly those people.
- What actually transacted last month, and at what price per square foot
- Which developer launches are worth attention, and which are noise
- Where yields are compressing and where they are holding
- One honest paragraph on what I would avoid right now
